Real Estate Developer Ranks First for Its Own Community and Books 90 Seller Appointments
The Warren Group builds and sells new homes in Sacramento. We made the development's name theirs on Google, ran Meta to home sellers at $6.06 a lead, and tracked every appointment that came out of it.

A developer's name is only worth something if people can find it. The Warren Group builds its own developments around Sacramento and sells the homes in them, and the question was simple: when someone types the name of their development into Google, who shows up?
Owning the development's name
Searching the development's name returns The Warren Group first and second, then their video. No portal, no competing agent in between.
Their site got a page for each development and each street of it, written the way a buyer searches, and a video for each neighbourhood. Portals like Zillow and Redfin are built to rank for addresses. For the development's own name they are now behind the people selling it.
What a month of search looks like
Google's own monthly email. 355 clicks and 20,700 impressions in a single August, for a site about one group's listings.
Sellers, not just buyers
Buyers find the developments. The Warren Group also lists homes for the people selling them, and sellers are a different problem: nobody searches for an agent by name. We ran a Meta campaign to homeowners in the areas The Warren Group lists in, with a form instead of a landing page.
The second version of the campaign: 93 leads at $6.06 each from $564 of spend. The first version cost $26.01 a lead, which is what testing is for.
Every appointment on a sheet
A lead is not a listing. What made this work was the follow-up after the form: every lead called, every appointment booked onto a shared tracking sheet with the date, the address, what the seller said and whether the meeting happened. By March 2024 the sheet was past its ninetieth appointment.
We do not publish the sheet. It is ninety homeowners' names, numbers and addresses. But it is the reason the team can say which campaign produced which listing, and that is the part most brokerages never get.
